IWG plc, formerly Regus, is a multinational FTSE 250 provider of serviced offices, business lounges and conferencing facilities.
This month, Alpha Electrics was proud to be appointed by IWG to carry out the boiler replacement works package at one of their Victoria Square properties. This 5,768 square metre, three-storey premises is a prime business location in St Albans.
Alpha’s team was employed in the capacity of both services consultant and installation contractor. They were tasked with decommissioning and removing the existing old boilers, replacing them with new Vaillant boilers, and ensuring maximum efficiency with a comprehensive servicing. As such, they were responsible for the management, investigation, services design, coordination, supply, installation, testing and commissioning, as well as demonstrating all the electrical and mechanical systems to the building’s maintenance team.
In our role as the services design consultant, we took responsibility for creating a rigorous strategy for the entire project. This involved designing the layouts for the boiler, pump and power installation, as well as integrating the fire alarm system with the gas supply. All services were designed in-house to meet the client’s precise specification, with a particular focus on efficient energy management throughout.
The following technologies were adopted as low carbon contributions to the site:
- Daylight-linked and presence-detection lighting controls in the plant room
- Efficient modern technology boilers
- Low energy / high efficiency inverter drives and pumps
- Very high efficient building management system (BMS) and control integration to provide maximum energy saving.

Working at height
A significant factor on this project was its phasing and close coordination with the client, especially in regards to working at height. As a principal contractor, we helped to develop excellent working relationships by encouraging two-way communication. We also held weekly progress meetings with complete transparency and close liaison with our site and project managers.
Our health and safety team supported our on-site team, completing regular safety audits and inspections to ensure safe use of all access equipment. The combination of our vigilant health and safety controls and our efficient project management resulted in this tight programme being completed ahead of schedule and without incident, as well as complying with building control legislation, the relevant technical standards, and the end client’s delivery expectations.
